Disney's BoardWalk Villas

Disney's BoardWalk Villas opened in 1996 as the DVC component of Disney's BoardWalk Inn, designed by the celebrated architect Robert A.M. Stern as part of the EPCOT Resort Area development. The resort is themed after the great seaside boardwalk entertainment districts of the American Northeast — think Atlantic City, Coney Island, and Asbury Park during their glamorous early 20th-century heyday. The theming is meticulous: the architecture features bright, carnival-inspired colors, whimsical Victorian detailing, vintage signage, and decorative elements that evoke the golden age of boardwalk amusement culture. The resort wraps around Crescent Lake, placing it in one of the most animated and social resort neighborhoods at Walt Disney World. The BoardWalk itself — a promenade of restaurants, bars, entertainment venues, and shops directly outside the resort — gives guests immediate access to one of Disney's most unique evening entertainment experiences. The BoardWalk Villas share all amenities with the BoardWalk Inn and occupy one section of the building.

Like its neighbor the Beach Club Villas, the BoardWalk Villas occupy the EPCOT Resort Area along Crescent Lake, making location one of this resort's most compelling assets. EPCOT is accessible via a short walk to the International Gateway — roughly 10 to 12 minutes on foot through a pleasant garden path. Disney's Hollywood Studios is similarly walkable, approximately 15 to 20 minutes along the Crescent Lake promenade or accessible via the Skyliner gondola system, which picks up at the Hollywood Studios station. Disney buses serve Magic Kingdom and Animal Kingdom from the resort. The BoardWalk's position directly on Crescent Lake also means that boat service connects the resort to other lake-area properties. The social environment around Crescent Lake is part of the resort's identity — wandering between the BoardWalk, Beach Club, Yacht Club, and Swan and Dolphin is part of the experience, creating a resort neighborhood that feels genuinely vibrant. This is one of the few Disney resort locations where an evening stroll is a destination in itself.

The BoardWalk theming is among the most distinctive and immersive of any Disney resort. The lobby of the BoardWalk Inn — shared with the Villas — features a massive entry rotunda with circus-inspired artwork, vintage amusement photography, and the warm golds and reds of the boardwalk palette. Throughout the building, framed vintage poster art, period-appropriate furniture, and boardwalk motifs create an atmosphere of joyful nostalgia. The BoardWalk promenade itself is an extension of the resort's atmosphere — it functions as both a hotel amenity and an entertainment district, featuring nightly entertainment including jugglers, musicians, magicians, and character appearances. Restaurants and bars with different entertainment concepts line the promenade, making the space feel alive and social after dark. EPCOT's fireworks are visible from the BoardWalk waterfront on designated nights, drawing guests from across the resort area for evening shows that make for a spectacular backdrop to boardwalk strolling.

BoardWalk Villas offers Studios, One-Bedroom Villas, Two-Bedroom Villas, and Grand Villas. Studios accommodate up to four guests with a queen bed, a double sleeper sofa, kitchenette, and coffee maker. The studios at BoardWalk are well-appointed and feature the resort's signature carnival-themed decor touches. One-Bedroom Villas sleep five guests with a king-size master bedroom, full kitchen, in-villa washer and dryer, whirlpool tub, and separate living room. Two-Bedroom Villas combine a One-Bedroom and Studio to accommodate nine guests. Grand Villas sleep up to twelve guests across three bedrooms with full amenities and some of the most spectacular Crescent Lake views available at the resort. Views from BoardWalk Villas vary considerably — BoardWalk view rooms overlook the promenade and lake, park-view rooms offer partial EPCOT visibility including views of Spaceship Earth and fireworks, while garden and courtyard views are quieter options. BoardWalk view rooms are the most sought-after, offering an endlessly entertaining outlook over the bustling promenade.

The Luna Park Pool at the BoardWalk Villas features a themed roller coaster waterslide — one of the most memorable waterslide concepts at any Disney resort — along with a dedicated clown fish children's play area. The pool complex is themed around a vintage amusement park, consistent with the boardwalk concept. A quieter leisure pool provides a calmer swimming alternative. The fitness center is well-equipped. Bike rentals including the unique surrey bikes — four-wheeled pedal vehicles popular with families — are available along the BoardWalk promenade and are one of the resort's signature recreational activities. Evening entertainment on the BoardWalk promenade includes strolling performers and is truly part of the resort amenity package. The Crescent Lake surroundings support boat rentals, and the jogging path that circles the lake is one of the more beautiful routes available at any Disney resort. Guests at the BoardWalk also have access to the tennis and volleyball courts of the surrounding resort complex.

The BoardWalk dining complex is one of the most richly endowed resort entertainment districts at Walt Disney World. Flying Fish is the resort's signature fine dining experience, offering innovative coastal American cuisine with seasonal ingredients and expert seafood preparations. It is widely considered one of the best restaurants on property. Trattoria al Forno serves Italian cuisine for both breakfast — featuring a beloved Bon Voyage character breakfast with Rapunzel and other characters — and dinner. The AbracadaBar is a themed cocktail lounge built around the story of a fictional magicians' social club, with creative drinks and an incredibly detailed Victorian atmosphere.

ESPN Club is a sports bar and restaurant with extensive screens and a lively atmosphere. BoardWalk Joe's Marvelous Margaritas and the Big River Grille & Brewing Works round out the boardwalk options. Pizza Window serves late-night by-the-slice pizza, a uniquely convenient option for guests returning from the parks after dark. The proximity to the Yacht Club and Beach Club resorts adds further dining variety within a short walk.
