Is renting my DVC points allowed under my membership rules?

Disney Vacation Club membership rules permit members to rent their points to third-party guests, subject to certain limitations — including no more than 20 reservations per year and no overlapping reservation dates. How does the process work?

You submit your available points through our Owner Registration form. Once we match you with a qualified guest, we send you a formal Intermediary Agreement to e-sign. For new/custom reservations — which is the majority of what we handle — you then make the reservation directly in the guest's name using the details we provide. For confirmed reservations (existing reservations you've already made), you would update the reservation with the guest's information. Once the reservation is booked, you provide us with the confirmation number and the guest submits payment.

How much will I be paid per point?

Compensation varies based on your home resort, use year, season, and current market demand. DVC 365 targets $18–$23+ per point for most resorts and seasons. Payment is made via PayPal, ACH bank transfer, or company check. If you select ACH or company check, we will ask you to complete a W-9 form prior to payment, as we are required to issue a Form 1099-NEC at year-end for the total amount paid. If you choose PayPal, no W-9 or 1099 is required.

When do I get paid?

Once the guest's payment has cleared in full, you receive 75% of your total payment promptly. The remaining 25% is paid on the day of the guest's check-out. If the check-out date falls on a weekend or holiday, the final 25% payment is processed on the next business day.

What are my responsibilities as the DVC Owner?

Your primary responsibilities are: (1) Keep your DVC membership current with all dues fully paid and up to date; (2) Make the reservation as specified by DVC 365 — we provide all the details; (3) Provide us with the DVC confirmation number once the reservation is made; (4) Respond promptly to any follow-up requests from DVC 365. You may not list points for rent elsewhere that are already committed to an active reservation, nor use those points for any other purpose. We handle all guest communications, payments, and agreements.

What if the guest cancels?

All guest rentals through DVC 365 are 100% non-refundable. If a guest cancels for any reason, we work to find a replacement booking for those dates if your points allow.

Question 7

What if I need to cancel after the agreement is signed?

Accepted Answer

Once the Intermediary Agreement is signed and the reservation has been made, it is a firm commitment. After the reservation is booked and the initial 75% payment has been issued to you, the reservation cannot be cancelled. Please only commit to a rental if your points are firmly available and secured.

Can I rent banked or borrowed points?

Yes, in most cases. Banked points and current-use-year points are typically eligible. Borrowed points may be used but must be confirmed available at the time of booking. Please disclose the status of your points when submitting your information so we can plan accordingly.

Can I rent a reservation I've already made?

Absolutely. If you have an existing confirmed reservation you can no longer use, please submit it through our  (not the standard Owner Registration form). We'll work to match it with a guest quickly — existing reservations, especially at popular resorts and peak dates, often move fast.

What is the Intermediary Agreement?

The Intermediary Agreement is a legally binding contract between you (the DVC Owner) and DVC 365 (the Intermediary). It outlines the agreed price per point, the specific reservation details, your responsibilities, and the protections in place for both parties. You can view our  for reference.

How does the reservation transfer work?

Accepted Answer

For most rentals — new or custom reservations — there is no transfer. The reservation is made in the Guest's name from the beginning using the details we provide. The only scenario where an update is needed is for confirmed reservations (an existing booking you've already made in your own name), in which case you would edit the reservation details to reflect the guest's information through the DVC member website.

Can DVC 365 add a Dining Plan on behalf of the guest?

If a guest requests a Dining Plan, we'll coordinate with you to add it. The guest's payment for the Dining Plan is handled separately. We provide detailed instructions for this process when applicable.

Is my personal information kept private?

Accepted Answer

Yes. DVC 365 maintains strict confidentiality. Guests are not given your personal contact information. All communication is routed through DVC 365 to protect your privacy.

What is the First Rental Bonus?

The First Rental Bonus is an exclusive program for new DVC 365 members. When you rent your points for the first time through us, you earn an extra $1 per point on top of your base rate. This bonus applies to a single qualifying rental per DVC ownership — not per person on the deed. If multiple owners are listed on the same DVC contract, the bonus can only be claimed once across that ownership, regardless of who initiates the first rental with us.

How do I qualify for the First Rental Bonus?

You must be a new member of DVC 365 (no prior rentals with us) and be renting points through DVC 365 for the very first time. Submit your points via our  and we'll apply the bonus to your first rental automatically. The bonus stacks on top of your base compensation — so if your base rate is $19/pt, the First Rental Bonus brings it to $20/pt.

What is the Last-Minute Points Express?

Last-Minute Points Express is our high-priority service for DVC owners with points expiring in 60–90 days. If you have expiring points, submit them through this program and we'll prioritize matching them with last-minute guest reservations. We recommend a lower price point (typically $4–$8/pt) to increase your odds of renting before expiry — we add a $4/pt marketing fee, so guests see a slightly higher price.

How does Last-Minute Points Express pricing work?

You submit the lowest price per point you're willing to accept. DVC 365 adds a $4/pt fee on top and advertises the combined price to guests. The lower your price floor, the faster we can typically find a guest. For example: if you accept $6/pt, guests see $10/pt. All rates are subject to change based on demand and market conditions, and we always tell you exactly what you'll be paid before you commit to any specific reservation.

What is the 365 Rewards Club?
